I dont recommend the company "for sale by owner" because they DO charge a commission and are more than willing to lien your house to collect it! If you feel capable of selling it yoursself find a flat rate listing realtor to get your property into the MLS. Also get a lock box so buyers agents can let themselves in if you are not planning on being there 24/7. Then spread the word on the various private internet realty sites and craigslist, ebay etc. You can use an attorney to review or prepare contracts.

Same as selling through a Realtor minus the Realtors commission. Lawyers in my area charge a flat rate plus extra charges if there are complications. They do not charge based on the value of the property. It may be different in your area.
Good for you selling privately. You can save enough to pay the lawyer and still have lots left over to apply to your next property. Most people do not realize that you do not need a Realtor. If your in a hot market I always advise to sell privately. Who needs a Realtor when there are people already banging on your door.

You should contact a real estate agent, be up front with this person, tell them you are considering the sale of your house yourself, but you are trying to make an intelligent decision about using an agent or not. Then yo would be able to ask things such as what they think would be a good sale price for immediate sale. In their sales pitch they should offer what is called comps. These are properties that have sold in the last 3 months to about 8 months in your neighborhood.
Once you have found the value of properties such as yours and the sale price of them. You would then be able to come up with a sale price for your house.
If you still would want to sell you house yourself, please call the real estate agents you interviewed thank them, and tell them you are now gonna sell the property yourself.

The way you state your question leads me to believe that you don't have very much experience in this field. If that is correct, my best suggestion to you is get a real estate agent to work with that you feel that you can trust, they are out there. This way, the "very good commission" that the agent is going to make if and when you do decide that you have found the right property, is very minimal. if this is where your concern is, commission, maybe your not ready to enter into the home ownership category. Go figure, 1/4 of the commission will go to your agent.......just imagine how much they can do with that 3 to 4k. Almost makes you want to go into that profession, don't it? In real estate, you are responsible for 7 years the information you report and don't report....so, I hope you are up on contracts. There is alot of stuff in there to read and understand, something that your agent will be able to explain to you. Real Estate agents earn their money. But if you insist, just do some research, you'll find some FSBOs.

pretty much the same way , first off pick your attorney and contact them asap, most of the time if you and the seller use the same attorney or escrow service you will receive a discount on fees. they will be able to help you follow through with the needed steps so there is nothing that you have overlooked.
a sales contract is a must- with dates such as when closing is expected, when inspections are to be completed, deposits recorded, and any contingencies- even though its a freind your buying from where you take their word for everything- sometimes thats not good enough -if you dont want any unexpected problems to arise later on so its best to get everything IN WRITING. Forms such as home condition disclosures, and lead based paint disclosures will need to be signed and submitted for record - you can gets forms like this from your escrow service, a local real estate agency or even online.
Follow through with your inspections and obtaining a mortgage. If there are any problems that arise - instead of a agent dealing with them- you will have to make the contact and resolve the issues on your own.
Once closing comes - your attorney will make sure everything required including insurance and title insurance is completed.
Real estate agents really are not needed, they act mostly as middle man for making deals and opening the home for showings, if you already know what your buying and follow through with your inspections - and recording papaerwork than everything should go smoothly.

Buyers Agent and Homes For Sale by Owner?
I am looking at buying a house and have a relator but we found one house that is for sale by owner. Can my relator help us purchase this house? Does the seller still pay the commision? Thanks for any help.-

You have a real estate agent that you signed an agreement with. The agreement is somewhat that the real estate agent is seeking a commission for introducing you to sellers of houses. This agreement also say something to the effect that if a property is found within a certain period of time that this real estate agent would want to be enumerated.I am sure your agreement does not say that if you find a house being sold by the owner that you would not have to pay the commission expected by this real estate agent that you signed a contract with.
Here is what is gonna happen. Your real estate agent will write up a contract to present to the owner that is selling their home. Also the real estate agent will tell the seller that since you are selling their house and I have a buyer it is expected that you the seller pay my commission which is approximately 3% of the sales price.
The owner of seller will then ask who signed this contract with you about me paying you 3% of my sale price. The reason I am selling my own property is I don't want to pay a real estate commission. Since I did not sign an agreement with you I am not prepared nor will I pay you a commission.
Now who do you think the real estate agent will look to for the payment of their commission? The real estate agent would normally look to the person that signed the agents agreement.
Now there will be some that will say the owner should reduce the sale price by what they would have paid a real estate commission. This is hog wash. The reason owners sell their own property is to realize as much profit or equity out of their property as they possibly can.
The bottom line is that if the sellers or owners of the property fail or refuse to pay the real estate commission then you are the one stuck with this commission because you signed the agreement with the real estate agent.

You should be able to go to any local title company. They have For Sale By Owner packets (includes purchase agreement). You need to purchase an Owner's Title Policy, as well. They will help you.

I would contact a local realtor to act as my Buyer Agent.The owners are acting as selling agent to boost the NET amount they receive @ the end.
I wouldn't let their choices of professional representation stop me from using licensed professional realtors, inspectors & lenders for my protection.

It sounds as though you have signed a buyers agent contract. Normally all comissions are paid by the seller, not the buyer. I suggest that you first reread your contract to be sure what your obligations are.pp

I would definitely avoid Craigslist unless you want to deal with a lot of scammers.Zillow.com is one site, and there are many other: just google "sell my home"
You might also consider a minimum service brokerage: for a flat fee they will put your listing in the MLS and put a lock box on the door and a sign on the lawn, then you do all paperwork and negotiation.Usually these are around 0-500 so you avoid an commission.
For your own protection, please be sure to use an attorney or a title service to handle the closing.

My current home was a "For Sale By Owner." Assuming you have viewed the home and made the decision to purchase. You should first get pre-qualified for a mortgage to make sure you can secure suitable financing. I would then highly suggest contacting a Real Estate attorney and having him/her assist you in writing an offer. It is in your best interest to use an attorney, especially when no Real Estate Broker is used. Provided you and the seller reach an agreement, be sure to use your own attorney for the closing.

We are selling our house, have advertised in local and regional papers, put it on Yahoo real estate, etc. Over a year ago, we had a real estate agent friend list it for us, but there were no bites. So eight months after her contract expired, we listed it as "for sale by owner". We rec'd a call that she wants to bring a potential buyer to see the house. If our house should sell to this customer, what would be the appropriate amount to pay to the real estate friend - - keeping in mind that we will not be making a killing on the sale of the house in today's market situations.-
ANSWER:
When listing with an agent, the commission is generally figured into the asking price. You have listed For Sale by Owner (FSBO), so the commission hasn't been figured in. That said, generally 6-7 percent commission is standard (though negotiable) in my part of the country. If two agents are involved, that figure would be split however they had determined and would be paid by the seller.You have done the work of listing and showing your house as a FSBO so 3 percent would be appropriate, if you choose to work with a buyer's agent. Remember, though, even though this agent is a friend, and they previously listed your house, they are now working for the buyer and in the best interest of the buyer. Never allow the lines between business and friendship to be blurred.

I am looking into buying a car that is being sold by its owner, and I wasn't sure if I'd be able to get the bank to loan me the money for the car in this case. Many banks will loan you money to buy a used car. However, it depends upon the bank and often the amount and age of the vehicle. The biggest issues for banks is that they aren't as certain of the value of the vehicle, private sales tend to be "as is", and the amounts of the loan are much smaller -- which means less profit for them. If the loan amount is small or the vehicle's value likely to be uncertain, they'll want to treat it like an unsecured personal loan (unless you have something else to secure it with).Typically, you'll need to ensure that the vehicle is carefully inspected by a mechanic (and have the inspection in writing), have a car-facts and title search report on the vehicle (not stolen, in an accident, etc.), mileage, price, etc. You should typically also ensure that you are buying it close to the blue-book value, and if possible ensure that the vehicle was originally bought by the seller from in-state (multiple owners with cross-state registrations make folks nervous). You should keep this in mind before looking at cars and have your mechanic already picked out, a Kelly Blue Book, and any bank forms.
